The government estimates what your property is worth. You pay tax on the estimate.
Assessors value millions of parcels at once, using models rather than visits. The estimates are often wrong, and the error is usually in the government’s favor. Every owner has the right to challenge it. Almost nobody does.

How it works
Three steps. You do one of them.
- Analysis
Step 1: We check your
assessment. We pull the county’s own record for your property and compare it against market evidence — comparable sales, income, and construction cost. Most of this happens before we ever contact you.
- Authorization
Step 2: You authorize
us.One form. It names us as your representative for the appeal. Five minutes, and it costs nothing.
- Appeal
Step 3: We file and
represent you.We build the evidence package, meet the deadline, and handle the hearing. You don’t attend anything.
If we don’t win, you owe us nothing. That’s the whole arrangement.

The fine print, up front
What’s the catch?
The questions people ask before they trust us, answered before they have to.
Can my assessment go up because I appealed?
In most states, no — the board rules on the evidence and cannot penalise you for filing.
In a small number of states a board can raise a value during an appeal. If that applies to your property, we tell you before we file and you decide.
Will this trigger an audit or a reassessment?
No. An appeal is a routine administrative process. Assessors handle thousands a year.
What if I already use a consultant?
Then you’re probably in good hands. We’d only take you on if we think we can do better, and we’ll tell you honestly.
Find out what you’re overpaying.
Tell us the address. We’ll look up the county’s record and tell you honestly whether an appeal is worth it.
